The Link Between Home Maintenance and Indoor Air Quality

It’s not. It’s a building systems problem.

The drainage chain most homeowners ignore

Mold can grow just about anywhere as long as it has something to grow on, warmth, and moisture. You can’t do anything about the first two, but you certainly have control over the third. It all starts with moisture management outside your walls.

When gutters overflow, they put water right at the foundation line. Poorly graded landscaping funnels surface runoff directly into the house. When water finds an opening through a crack or some porous concrete, it enters the basement as either liquid seepage or rising vapor. The mold that sprouts enters the living area hidden behind finished drywall or under flooring – long before you notice an odor.

If your sump pump hasn’t been tested since the last time you lost power and water backed up into the basement, it’s likely to fail right when you need it. Then your liquid problem turns into a wet problem. And the water doesn’t rise and cleanly evaporate, it soaks in and ruins part of your house.

Climbing a ladder twice a year to yank leaves and dirt out of a steel channel isn’t a chore – it’s step one in controlling indoor relative humidity.

Tight buildings trap more than heat

Present-day construction is leaning towards houses with “tight” building envelopes. These are homes that are well-sealed and well-insulated which ensures that conditioned air remains inside the house for longer periods of time. This is great for reducing energy expenses. However, it can also have a negative effect on the quality of the air inside your home if proper mechanical ventilation is not in place.

Houses that do not have energy recovery ventilators (ERVs) or heat recovery ventilators (HRVs) must rely on exhaust fans present in their kitchens and bathrooms in order to expel stale and moist air from the building. If these fans are not functioning properly, are run with a timer, or are simply not used, then the humidity generated by your cooking and showering habits will remain trapped inside your house. The relative humidity inside the house will begin to increase. A backed-up cooling pan isn’t just causing water damage to the cabinet or wetting a ceiling below it; it’s a warm, wet, enclosed place at the source of your air supply. Coils that are never cleaned accumulate dust, then organic material, then fungal growth.

Bi-annual inspections that include drip pan checks and coil cleaning aren’t optional if you’re serious about air quality. The cost of that service is a fraction of what remediation costs once a system has been distributing fungal spores through the ductwork.

When maintenance becomes remediation

There’s a line between a maintenance task and a professional one. Once moisture has been present in a porous material – drywall, carpet, ceiling tile – for more than a short period, surface cleaning doesn’t resolve the problem. The material itself has been compromised. Mycotoxins produced by fungi aren’t removed by wiping a surface down; the material needs to come out.

This is where a lot of homeowners underestimate what they’re dealing with. The visible patch of discoloration is rarely the full extent of the problem. If you’ve had a slow leak, a recurring condensation issue, or basement seepage that went unaddressed for a season or more, a proper professional assessment is the right call. Companies tackling this operate specifically in this space – evaluating mold damage that has moved past what routine maintenance can address and developing a remediation plan that actually solves the source problem, not just the surface one.

Skipping that step and painting over discoloration or running a dehumidifier near affected drywall doesn’t constitute remediation. It delays it.

Regular home maintenance isn’t just about keeping up with the Joneses, or making sure the garage door lifts smoothly and the water heater warms things up. It’s also about managing the air that filters through your living room and bedroom, and that you and your family end up filtering through your lungs. It’s important you guarantee it’s as free of contaminants as possible.
